Break 10 transforms a downtown Des Moines site with a focus on community, sustainability, and design integration. It fosters engagement with Sherman Hill residents by blending public and private space. Environmental strategies include solar orientation, shading, rain gardens, and bioswales. Circulation links the building to the neighborhood and nearby Pappajohn Sculpture Park.

The project features co-living units for six, each with private, south-facing bedrooms across two levels to maximize space and light. Each unit includes a private greenhouse, complementing the public one on the ground floor. Break 10 also includes a makerspace, food pantry, and shared greenhouse. Its compact design uses transparent materials for light and openness, while the metal-mesh facade with warm tones adds texture and depth.
